刚才去瞄了一眼2019 Q4 HDB resale Data

Punggol的数据亮了,4房中位数463,900,5房中位数472,500。啥,四房五房转售的差价不到一万?

看看别的区,bishan接近20万,一站之遥的SK也差了五万多。。。

那Punggol这数据说明了啥呢?

1.刚满五年的转售4房更多?带动价格中位数高?

2.买家喜欢住小房子?

    要看一下样本数量如果5房只是卖出1,2个,那就没什么代表意义了。

    统计数据受样本限制punggol地铁站旁的那些组屋都是少于10年,4房基本都是50万朝上,大部分5房都是60万左右,甚至还有80万左右的五房成交记录。
    但是轻轨坐两三站有近20年的组屋5房可以40万出头拿下。所以想买punggol的房子还是要实地考察,按block查询历史价格。
