Ascendas REIT是不是年底前应该还有一次分红

不到10cent所以股价跌跌不休呗

去年就改成半年report和分红了，做啥白日梦呢Ascendas Funds Management (S) Limited (the “Manager”), as manager of Ascendas Real
Estate Investment Trust (“Ascendas Reit”), refers to the recent amendments to Rule 705(2)
of the Listing Manual of the Singapore Exchange Securities Trading Limited Listing Rules
which were effective from 7 February 2020.
The Manager wishes to announce that Ascendas Reit will adopt the announcement of halfyearly financial statements with effect from the financial year ending 31 December 2020 (“FY
2020”). For FY 2020, the next financial results announcement will be for the half-year period
ending 30 June 2020.
The Manager will continue its proactive engagement with stakeholders through its various
communication channels, including providing relevant business updates between the
announcements of half-yearly financial statements.

那为啥今年2，5，8月分红了三次人家有说过一定要发财报的时候才分红吗？

去年还分了16cents今年应该没这么差啊

买股票麻烦你看清楚公告分红有两种情况
1.发财报，通常是2月和8月
2.收购房产需要配股,配股之前分红，5月分红就属于这种。

今年没这么差的依据是啥拍拍脑袋觉得疫情比去年好点？

去年11月有一次配股前分红所以把本来是今年2月分红的一部分提前分掉了。去年16分比平均高，今年10分比平均低。两年平均一下13分,4.x%是正常的分红率。

你不懂别瞎扯再怎么着今年经济肯定比去年好。

本地论坛也有人讨论这个In terms of distributions paid out, indeed it got confusing because of all the placements and advanced distributions. Here are the latest 2 distributions with their periods:

01/01/2021 to 13/05/2021: 5.63 cents, paid on 09/06/2021
14/05/2021 to 30/06/2021: 2.03 cents, paid on 03/09/2021

The distribution paid out so far is 7.66 cents for 1H, so the full year will be about 15-16 cents. You got 9.338 cents by adding the distribution before that, 1.678 cents, but that was for the period 19/11/2020 to 31/12/2020.

今年上半年的分红见上面红色字体。今年年初的那一次分红，是去年的。所以给人一种错觉是每季度分红。

今年下半年的分红，应该是明年年初。

好吧那看来17，18，19年的分红真算不错了，当时股价还低

耐心持有吧如果要投资sgx REITs，ascendas可能不是最好的，但是至少中等偏上，属于久经考验的老字号了。

从IPO到2021年，ascendas年化回报排名第四年化回报率（包括股息）达到10%以上。

前几个月我也有和楼主同样的问题这个reit今年就这样了。看看疫情后reits怎么走。

今年老字号的REITs都表现不佳maple tree的几个，capita mall，大家都比较衰。除了parkway还行。

前公司在 JURONG IBP公司那楼层， 估计有60%的面积是空的，而且空了一年多

REITs的出租率是一个重要的指标不过REITs的议价能力比单个房东要强得多。
单个房东，房子空着，空置率就是100%，如果需要租金去还贷，空几个月，恐怕房东就急了。
而reits规模大，就算有一定比例的空着，也不用急着降价。

Keppel DC 不错，今年分了0.111， 大概是4.5%

也许那个楼层的风水不好楼层有7个UNIT, 去年有4个租户，今年只有3个了，而且其中一家今年只是续了个短租，如果不是公司出了点状况不然9月就搬出去了

你觉得Dc还值得吗。。有点不知道发生了什么。

keppel DC去年很好，今年太萎了从年初到现在跌了超过10%，导致股息率从2点多变成了4点多。

我觉得是同行越来越多，mapletree industrial和ascendas都进军DC行业了。

从高点到现在跌了20%现在的价钱才比较合理吧，原来那么低的股息为啥要去买它
新加坡目前暂停新建DC了吧，海外的还能扩张
不知道还会不会继续下行，感觉差不多了可以考虑进一点

keppel DC不务正业好好的DC不搞，跑去澳洲研究氢能源业务。这不是Keppel o&m的业务吗？为什么玩DC的去玩能源

这个是碳中和DC是能源消耗大户，搞碳中和也算是走在前面了

脑洞有点大Reits主要目的是为股东赚取稳定收益，而不是去冒险搞前沿的东西。它这样做会被广大求稳的股东也抛弃。

keppel DC有点鸡肋要说跌吧，这个价位应该也跌不下去，但是想涨也不容易。很大可能是横盘。我持有的不多，打算找个机会卖了算了，看着烦。
