新公寓交屋不到两年,发展商订做的厨房橱柜突然全部倒下,屋主担心其他邻居也遭殃。

这起罕见意外发生在上周三晚上至周四早上之间,地点是坎贝拉通道的Canberra Residences公寓。

《新明日报》读者蔡贤先(60来岁)说,他的孩子几年前买了一个单位,两年前拿到钥匙后就出租。

上周四上午8时,他们接到租户来电说,厨房一排橱柜突然坍塌,厨房一片狼藉,玻璃碎片撒满一地。

    TOP HUNG CABINET FELL DOWNThe Top Hung cabinet wall shall be of brick wall type and not cement block or drywall type , otherwise
    the backing unable to hold the anchor plug ( straight type) , the cement block or drywall backing (if used)
    shall have inserted device or expandable anchor to transmit the cabinet load over the wall , the top anchor or
    screw is most important to hold load , some carpenter to use a horizontal timber strips ( or Ikea type of steel
    horizontal strips ) to transfer the top cabinet load evenly to the holding wall. Workmanship also important ,
    the backing of the top cabinet or the load transferring strips shall not have any voids , tightly fix to the wall,
    the carpenter shall have a "feel" that the holding screw or anchor is tightly screwed or secure on to the wall,
    the use of battery driven tools can not achieve such " feeling" but not the last few rounds of further hand tightening.
    Please note that a proper secured anchor using No 8 x 1-1/2" long screw can hold 100kg of load, if 4 such screws
    hold the top hung cabinet , it can contribute 400kg of permissible live loads.
    The use of nylon drive in (hammer in) wall plug cum screw , from my experience , is not so good as this type of anchor can not provide last few rounds of hand tighten feeling, I rather use the normal plastic wall plug and No 8 nor
    No 10 screws that with at least of 30mm insertion into the wall or to use proper metal expendable wall plug with bolt
    and nut tightening ( can easily hold 200kg of load per anchor) ,
    The drilling of hole into the wall also important , not too loose and not too tight ( too tight - the anchor unable
    to insert at sufficient depth , too loose -unable to tighten and expend the insertion part to hold load and the top
    hung cabinet may fall down " Anchor wall plugs like Loosen Teeth ).
    Some Carpenter do away the top horizontal wooden strips and let the anchor secure directly on to the backing also
    is a bad practice ( the top hung cabinet load can not evenly distribute to the horizontal wood strip and go to the wall).
    Finally , it is the duty of user , the user shall not place too much of heavy items such as canned foods , water or
    any other liquids onto the top hung cabinet , instead , the user shall put these items at the bottom cabinet.
    There is an American Standard of each shelf of the cabinet shall be able to hold 30 or 35 kg of live load , but never
    specify maximum live load like what we saw at the staircase of any building.

    TOP HUNG CABINETThe use of " chipboard" or "MDF - mid density Fiberboard " or solid plywood , the material is heavy , will contribute to the dead load of top hung cabinet , the use of "block board " is better choice as it is light , but chipboard and MDF is cheaper and environment friendly ( recycled woods) , the carpenters cabinet construction method is not discuss here .

    Hope that my opinion can prevent some future accidents.
