看来这里关系房价的人还是很多..我来爆个料,


 

 

 

各位看官,您认为报价多少合理呢? 喷子们的看法是....

    要我是屋主中介,我就回Dear XXX, thank you for your interest and offer proposed for this unit, my owner has come back with below comments:
    1. Valuation from SRX has already factor in the difference of size, block, facing, level and current market movement, it is a fair reflection of the property's current worth, however it does not cover the renovation and maintenance cost which owner has spent xxx k.
    2. The so-called "valuation" from propertyguru is merely a statistical average of past transaction price which even includes obsolete data from 8 years ago, you wouldn't expect to purchase a flat today with price of 8 years ago regardless of inflation and overall rising in property price.
    3. St patrick residence is a good comparism, it is newer indeed, however it is an apartment status with very limited facilities, and is much further away from Marina Parade centre. Moreover, St patrick Residence's 3 bedroom, though 1206 sqft, comes with huge area of bay window in all its bedrroms, and huge planter box, which makes the efficient layout size less than 1000 sqft and efficient psf raised to 1600+.
    With above, my owner would like to stick to the asking price of 1720k, which is merely 10k above its fair valuation, and he's giving away all the renovation and furnitures free of charge.

    好吧,就是买卖双方的心理博弈卖家认为,现在出来买的都是有所求的买家, 也许可以蒙个大哈
    买家认为,现在出来卖的都是有苦衷的主,也许可以拣个金娃
    看谁的运气,定力,和心理耐力. 再就是理由,数据.....
    如果碰到屋主说,我什么都不管,就要xxxyyy,那就无解...卖家认为,现在出来买的都是有所求的买家, 也许可以蒙个大哈
