求问各位中介有没有了解用trust名义买房产
tale • • 51585 次浏览以trust名义买的房产是按beneficiary征收ABSD的。这样是不是就可以把公民子女设为beneficiary而不用缴纳ABSD呢?有没有中介接触过相关案例呀?
如果可行的话成本有多高?房产税好像是按10%缴纳的,其它成本有没有呢?

如果是自住的呢就没有出租收益也就不用交税了吧?关键是trust manager会不会收管理费有没有人知道?一年要1%的话差不多5年就breakeven了。就没有出租收益也就不用交税了吧?关键是trust manager会不会收管理费有没有人知道?一年要1%的话差不多5年就breakeven了。

没那么简单吧你设立个trust,没有其他profile,一套房产还是自住?
你是外国的trust,还是新加坡设立的trust,有些要求,应该都有不一样吧。
不过如果你设立trust,只是为了利用beneficiary 新加坡人的身份买,那还不如直接让那个有新加坡身份的人,直接买。没有区别啊。你设立个trust,没有其他profile,一套房产还是自住?

我说说我所知道的房地产trust吧这个trust就类似公司,筹集资金用来买地产(商铺,酒店,service apartment,等等能产生收益的),然后收益要求大部分给出款人,而且是不收公司税的,这就是为什么REIT有稳定的分红。
但是,你设立这么个trust要有专门的manager来管理的,管理不是免费的。而且要相关部门批准拿执照,这个也是费事费力的事情。还有很重要的一点,trust买的商铺等需要付7个点GST,你这个万一要是也要付GST的话,那就完全白忙活一场了。这个trust就类似公司,筹集资金用来买地产(商铺,酒店,service apartment,等等能产生收益的),然后收益要求大部分给出款人,而且是不收公司税的,这就是为什么REIT有稳定的分红。

A通过买给B,B做beneficiary owner这种做法就是赠与,A失去对房子所有的权利。只为了避一点点absd这种做法得不偿失吧?
通常这么做,典型的应用之一就是赠与未成年人,因为未成年人不能直接拥有财产。
