澳大利亚房地产泡沫的代价:墨尔本空楼林立

澳大利亚房地产市场长达三年的繁荣造成了一个意想不到的结果:澳第二大城市墨尔本出现了大量空置房屋。房价的上涨让不少房东放弃房租收入,专注于房屋价值上涨带来的收益。

非政府组织Prosper Australia周三发布的一部报告显示,在墨尔本,大量房东放弃了房租收入,专注于房产升值收益。

根据该报告,墨尔本拥有约82724套房屋处于空置状态,占到墨尔本房屋总量的4.8%。

中国买家的到来以及澳洲处于历史低位的利率令墨尔本的平均房价上涨至70万澳元。

华尔街见闻网站此前提到,恒生地产(Henson Properties)驻悉尼的执行董事Ray Chan表示,恒生地产出售的物业几乎清一色售予了中国买家。

恒生地产创始人Chan指出,许多中国人会出资为已在澳洲定居的子女购房。“他们在中国的财富积累速度如此之快,”Chan回忆,一位中国客户在购买一套80万澳元的公寓时,试图以信用卡买单。

不过,目前房屋市场的狂热开始降温,而这些空置的房屋事实上是另一种形式的供应过剩。

《澳洲金融评论》援引房产代理机构信息称,过去一个月,中国人购买的澳大利亚房产数量大幅减少。原因就是中国政府收紧了外汇管制,中国买家们难以将资金转移到海外,因此阻碍了他们在国外购置房产。

据Corelogic RP Data数据,悉尼在刚刚过去的周末录得今年以来的最低房产拍卖清盘率,墨尔本的数据也低于去年同期,反映出房地产市场需求降温。

报道援引一位售卖澳大利亚房产的中国中介人员的话称:“政府为避免大规模资本外流而推出的最新管制措施影响了目前70%-80%的交易,有一些房产交易已经被迫暂停了。”

《澳洲金融评论》还援引一位不愿具名的中国的银行经理的话报道称,政府已经要求国内银行设置非常规外汇交易的观察名单。他称,这种做法旨在打击那些想通过亲人和朋友向海外转移超过5万美元财产的行为。

Prosper报告作者Cathrine Cashmore向彭博表示:“这些房屋需要被利用。让房屋这样空置着对经济来说是非常高昂的代价。这将对澳大利亚的繁荣产生毁灭性作用。”

    胡说八道老子2011买的墨尔本CBD两房公寓,到现在还赔钱呢。根本就没什么二手市场,外国人被限制在新房市场上,澳洲人等在二手市场上捡便宜货,新房买到手,立即跌价10-20%,谁去谁上当cao! 新房市场就是澳洲政府给外国人(中国人)挖的坑!

    抄底只在绝望时。当下澳洲人是因为有tax incentive,中国人是为存放资产。赚赔都高兴。如果不是这两个category,为什么要买。

    With property prices rocketing in recent years, there have been more voices arguing negative gearing should be be abolished, but Mark Chapman, of Australian tax preparation giant H&R Block, says there is little chance it will happen, though many of the firm's clients express concerns about such a move: "There are too many people who have negatively geared properties for it to be a politically sustainable move to abolish it. The government has pretty much ruled it out."
