若买家同意 今后组屋卖方可在交易后三个月交房
-_-|| • • 63956 次浏览(联合早报网讯)建屋发展局针对买卖转售组屋的政策进行小调整,在新的政策下,办完组屋出售手续的屋主,在买方的同意下,可继续暂时住在已售出的组屋长达三个月。
国家发展部长许文远星期二在他的博文中公布这个消息。但他写道:“这是买卖双方可在私下商讨并达成的协议,但必须连同转售申请书一起呈交给建屋局。换句话说,如果买家同意这样的要求,建屋局也不会反对。”
部长说,之前的规定是卖方在手续完成后就必须立刻搬出组屋,结果一些因为装修问题或是现金周转问题而还未能立刻迁入新居的屋主就遇到困难。

现在的确不多。不过有时候也是钱的问题。多住 就意味着价格得更多的让步。以前很多这种情况。现在政府把这个合法化了,也可以避免一些不必要的纠纷。不过有时候也是钱的问题。多住 就意味着价格得更多的让步。以前很多这种情况。现在政府把这个合法化了,也可以避免一些不必要的纠纷。

真的是需要买家愿意等, 如果买家想要装修的话, 可能半年后才能入住。

其实有很多交易也不是真的需要那么久。有时候就是2-4个星期,方便卖家用卖房的CPF 和现金支付下一套房子。不然就得找临时住处。
具体细则还没看到,不好说。例如 多住的时间是否算进MOP;如果钱支付了 房子有所损害怎么办。其实还是蛮麻烦的事情。有时候就是2-4个星期,方便卖家用卖房的CPF 和现金支付下一套房子。不然就得找临时住处。

HDB 已经UPDATE 了。 买家计算MOP时,需要额外延长多住的时间(最长三个月)

TEMPORARY EXTENSION OF STAY BY FLAT SELLERS
As announced today, to help ease HDB flat sellers’ transition to their next home, flat sellers will now be able to arrange with their flat buyers, to extend their stay temporarily in the flat, for a period of up to three months after legal completion.
The temporary extension of stay must be mutually agreed upon by the flat sellers and buyers. Both parties may agree on the terms of the extension of stay (the period of stay must not be more than 3 months after legal completion) and any monetary compensation by the flat sellers to the buyers. Some of the conditions to take note of are:
a) Flat Sellers. They must have committed to buy (i.e. exercised an Option To Purchase or signed a Sales and Purchase Agreement) a completed housing unit in Singapore at the time of the resale application.
b) Flat Buyers. The computation of the minimum occupation period (MOP) for the flat will be set back by the period which they have agreed to let the flat sellers extend their stay. Also, an administrative fee of $20 (inclusive of GST) is payable to the HDB.
As the temporary extension of stay is not more than 3 months, we urge salespersons engaged by flat sellers to continue advising their clients to plan for their next housing before granting an Option To Purchase for the sale of their flats.

当时我买屋子的时候屋主说他还要住三个月,而且价钱不便宜....直接走人.....三个月,以均价计算最起码少7500....直接走人.....三个月,以均价计算最起码少7500....

既然政府这么说了,那就是法律了,以后卖家都这么要求,习惯成自然,买家会接受。
