PR condo出租税收计算方式

租金收益税如何收取?是按照正常PR收入税来计算,还是按照外国人22%租金收益来计算?

按照non-resident 来算22% 最近收入,加上房产税(10% 年值)。

个人所得税不单是根据国籍/PR算是不是tax-resident
楼主说不住在新加坡,在缴税时候就算non-resident for tax purpose 了。租金收入享受一刀切22%gerensuode税率。
Income tax rates depend on an individual's tax residency status. You will be treated as a tax resident for a particular Year of Assessment (YA) if you are a:
Singapore Citizen (SC) or Singapore Permanent Resident (SPR) who resides in Singapore except for temporary absences; or Foreigner who has stayed / worked in Singapore (excludes director of a company) for 183 days or more in the year preceding the YA.Otherwise, you will be treated as a non-residentof Singapore for tax purposes.

据说可以做tax relief?是不是就是减去房屋贷款中的利息,中介费,管理费,网费和Property tax 来计算?
这样的话,22%也没那么多了。。。不过还是好多啊。。。 -

感觉无利可图了除非是房子本身在增值,否则各种消耗下来,回报大打折扣。还不如买reits,省事还免税。

看看这么算对不对哈各种数值都是假设:
年租金收入50000
减去:物业费5000+贷款利息5000+中介费&stamp duty1000+保险500+物业税1500 (如果各类费用-不含贷款利息没超过租金收入的15%,可以选按deemed 15%抵)
净收入37000 @22%个税=8140
另外还有物业税1500,按非自住算 -

citizen和pr自己改去non resident缴税?纯粹吃饱撑的没事找事,从没有见过有人这样做,employer外派给iras传数据也没有这样干的
