ERA 的租房合同里 有如下关于minor repair 的条款:

To replace electric light bulbs and tubes and be responsible for all minor repairs and replacement of parts and other expendable items at its own expense up to Singapore Dollars TWO HUNDRED (S$200.00) per item. In the event such expenditure exceeds (S$200.00), the Tenant shall bear the first (S$200.00) and any excess thereof shall be borne by the Landlord.

问题:如果热水器坏了,房东找人换了整个热水器花了1000块,要求租客承担200块。请问此条款是否适用?

1: 不适用。条款中只要求replacement of parts or other expendable iterm. 由于热水器不是expendable iterm, 所以以上条款不适用,房东应该付1000块。

2。适用。虽然条款中写的expendable iterm, 但是market practice是有租客共同承担换热水器费用(哪怕只租2个月),所以租客出200,房东出800。

请有经验的同学帮忙解答,租客是否应该出这200块?(由于热水器刚好坏在notice period 期间,马上要搬走,如果要求房东从押金里扣,是否合理?)
